If you are thinking of investing in a building that is run down, being empty for too long or is of certain age (i.e older than 10 years), you need to consider conducting a site survey and a structural check to the building to establish its condition and physical attributes. This can significantly add costs to your investment and the sooner you are aware of its conditions the better you can plan for the future. At the same time, you can also request for an additional estimate in the report for the cost to bring the building to certain satisfactory standards. This might also be needed by the banks to secure financing, whether locally or internationally.
This Structural Due Diligence report will be produced by a Civil Engineer, licensed by the local Engineering Technical Chamber ETEK and in case an estimate is required, that will be produced by a Chartered Quantity Surveyor firm that is regulated by the RICS (Royal Institute of Chartered Surveyors).
