Ready to proceed with a deposit? Don’t! Unless you have checked that the Title Deed is transferrable, that there are no disputes on the property and that the banks have no issues in transferring/releasing the mortgage. Checks are done with the Land Registry Dept. to establish whether Title Deeds are present and whether or non they are “clear” i.e without any memos or restrictions on the property from court rulings. In addition, a clearance from the bank can be obtained prior to completing any purchase.
